Power washing - also called pressure washing - is one of the most immediately gratifying exterior cleaning services available. The transformation is often dramatic: a driveway that looked permanently stained turns back to its original concrete colour. A deck that appeared weathered and grey comes back to life. A fence that had gone green with algae looks freshly installed. Beyond the cosmetic improvement, pressure washing removes biological growth - algae, mildew, and moss - that actively degrades surfaces if left untreated. Algae on concrete produces acids that slowly etch and pit the surface. Moss on patio stones and walkways creates serious slip hazards, particularly when wet. Mildew on wood decking accelerates wood fibre breakdown, shortening the lifespan of the deck significantly. Each surface type requires a different approach - different pressure levels, different nozzle configurations, and in some cases, different cleaning solutions.
Concrete driveways and sidewalks tolerate high pressure well and benefit from it - a surface wash (rotating nozzle) combined with a wide-fan finish pass removes deeply embedded grime that a standard pressure wand alone cannot reach. Interlock and paving stone, by contrast, require careful pressure management: too much pressure or a concentrated nozzle can dislodge the polymeric sand from the joints, destabilizing the surface. We use a medium-pressure wide fan on all interlock surfaces, followed by a soft rinse, and we always recommend applying polymeric sand and sealer after washing if the joints were already showing wear. Natural stone patios and flagstone require the lowest pressure of all - enough to remove grime and growth but never enough to flake or pit the stone's surface.
Wood decks require a soft-wash approach with pressure carefully calibrated to the wood species and condition. New or recently stained decking can be washed at moderate pressure to clean without disturbing the finish. Older, weathered decking benefits from a pre-treatment with a wood brightener or cleaning solution to lift embedded grey discolouration before the pressure wash, which then restores the wood's natural colour. After any wood deck wash, we recommend allowing the wood to dry for 48–72 hours before applying stain or sealant for optimal penetration and adhesion.
Niagara winters are hard on concrete. The region's municipal road treatment program applies sodium chloride (road salt), calcium chloride, and sand/gravel mix to roads from November through March. All of this material makes its way onto residential driveways via vehicle tires, snowplow splash, and meltwater runoff. Salt and calcium chloride are corrosive to concrete - they accelerate the freeze-thaw degradation of the concrete surface, causing scaling (surface flaking), spalling (deeper pitting), and the eventual cracking that leads to major repair costs.
Spring power washing - ideally in April after the last significant frost risk - removes this season's accumulation of road treatment residue before it has a chance to continue its corrosive action through the warm months. Homeowners in Niagara Falls, St. Catharines, Hamilton, and other communities with heavy winter road treatment programs benefit significantly from annual spring concrete washing. This is one of the highest-value maintenance investments a homeowner can make relative to its cost.
Not everything should be power washed. Vinyl siding, stucco, painted surfaces, and certain stone types are damaged by high-pressure water - the pressure strips paint, embeds debris in porous surfaces, and can force water behind siding into wall cavities where it causes mould growth. For these surfaces, we use soft washing - a low-pressure application of biodegradable cleaning solution that kills biological growth at the root rather than blasting it off. Soft washing is more effective than pressure washing for removing algae and mildew from siding because it kills the organism rather than just disturbing it; without treatment, algae can regrow on a pressure-washed surface within months. With soft washing, the growth is eliminated at the cellular level, and surfaces stay cleaner for significantly longer.
